      We ask you please adhere to these rules as we may have another guest coming in the same day and need sufficient time for our cleaners to clean and santize the home. Failure to abide by these rules could result in a charge against your security deposit. We also ask that our guests kindly start the washer with a load of any soiled towels before departing the villa.


      Registration, Rental Contract, & Security Deposit:
      F.S. 509 (full text located in our office) requires all short term renters to fill out a rental contract, security deposit information, and a list of all individuals who will be staying at the home. It is required that this information is taken within 24 hours of arrival. The Registration Office, also known as Greater International Travel Services (G.I.T.S.), is located at:

      There is also a $20 Re-Programming Fee payable at the time of registration.


      In - Home Guides:
      We strongly suggest upon arrival to your villa that you take a moment to read through the In-Home Guide. It has many solutions for a villa renters common questions and can assist with you with common problems that may arise in your villa.


      Christmas, Thanksgiving, & New Years Eve:
      In fairness to our cleaning staff, we are not accepting check in's or check out's on:
      Thursday November 27th 2008
      Thursday December 25th 2008
      Wednesday December 31st 2008


      Travel Insurance:
      Travel Insurance is available at 7% of your total and offered through CSA Travel Protection. Travel Insurance must be purchased at time of reservation. Travel insurance payment is taken at the time the reservation is processed (Or before final balance is paid).       Hurricane & Inclement Weather Policy:
      Southern Select Villas does not offer refunds or reschedule trips due to hurricane activity. If you are concerned about possible interruption, cancellation or delayed travel due to tropical occurances, you are strongly encouraged to purchase trip insurance at the time of booking (or at least 30 days prior to arrival; trip insurance may not be purchased after final payment has been made) The peak season for tropical activity is August through October, and Southern Select Villas strongly encourages all guests to purchase travel insurance, especially during these months.


      Pool Heating & Pool Equipment:
      Each home is equipped with an electric, gas, or solar pool heater. Please inquire when booking about what type of pool heater your home is equipped with and what the cost will be. There is a three day minimum on all pool heating and an applicable trip charge not exceeding $20 if pool heating is requested after arrival. While pool heaters are mostly reliable appliances, there are instances in which the pool heater may not function properly. If this occurs, we will make our best efforts to have the pool heater repaired within 72 hours. There will be no compensation for a malfunctioning heater.
      Some homes will be equipped with a pool net, or skimmer. These are expensive tools and should not be played with as toys. If on the departure inspection we find the pool net missing or broken, your security deposit will be charged. Alternatively, we offer a Pool Net Rental for a $25 refundable deposit which will be credited back once the pool net is returned to the office.


      Cancellations:
      As a guest, cancellations before 60 days to arrival recieve full refunds. Within 60 days to your arrival, refund minus 20% of total rental fee not including extras. Within 30 days of arrival, there are no refunds. We reserve the right to cancel a booking at any time for any reason. We will do our best to find alternative accommodations in the event we have to cancel a booking, but unfortunately we cannot guarantee accomodations nor availability. We strongly encourage purchase of Travel Insurance at the time of booking! It will save your family time & effort against any unforseen events!
