What are your Management Services?
Let Southern Select Villas be your "eyes and ears" for your property. We help make ownership simple! We will take care of licensing your home, paying the sales tax on rentals (collected by SSV), as well as paying bills related to the property; from an account each owner establishes with our company. Owners receive a monthly account statement which includes details of all accounting. We also have a complete Owner Services Division to provide a prompt response and solution to any owner inquiry or issue.
How is your Expert Maintenance?
Our Field Services Division provides cleaning services, lawn care, landscaping, and pool maintenance, most of which are provided by our team or in-house personnel for greater reliability and quality control. Our services ensure that your property exceeds the rigorous regulations of the State Inspector while maintaining its investment value.
Tell me about your Rentals and Reservations.
Our first priority is prompt, quality service to both our owners and guests. We believe in honesty and guarantee that all our guests are treated with respect and fairness. With our experience and our Team of Trained Professionals, we understand what is necessary for our owners and ourselves to be successful.
Our long standing in the vacation rental management industry greatly helps us provide a consistent level of rental income to each property. Our sophisticated computer software assists us in maximizing the number of rentals for each owner by rotating each property size and amenities so that all receive equal bookings. We work in partnership with our owners to generate reservations for their properties if they so desire and can assist in placing any surplus bookings into other properties.
Is the home I see on the Internet the one I get?
Yes, unlike other companies in the area, we rent the specific property you see in full detail on our website. However, please note there are times that things happen that are out of our control. AC units break down, plumbing issues happen, etc. If there is an issue with the home that you have booked, we will try to contact you to advise you that the home is not available and we will ALWAYS place you in a home of higher or comparable value. Your business is important to us so we want to make sure you enjoy your stay!
Is this a time share offer?
We are not affiliated with time share at all. The homes and condos are owned by individual investors and we manage them on their behalf. You are not in any way required to sit through a presentation. However, if you are interested in owning your own vacation home, we will be happy to provide you with information.
Is Southern Select Villas licensed by the state of Florida?
Yes, we are licensed by the State of Florida Department of Business and Professional Regulations (DBPR) as a lodging provider. We are also carry a Business Tax Receipt license for each county that we operate in. We ensure that all of our homes are licensed as required by the State of Florida for short-term rental property.
What is required to make a reservation?
When you find the vacation villa of your choice you can either send us an email through our contact us page with the information on the villas you desire or speak to one of our Reservationists at our toll free number 1-877-301-3564. When making your reservation all we require is a 20% non-refundable deposit, which is applied to the total rental. The remaining balance is due 30 days prior to check-in and is non-refundable at that point.
Do you offer group rates and planning?
Yes we do, please indicate the type of group and how many people you will need to accommodate when calling. We also work with many families that want to have a family reunion in Florida!!
When is check-in & check-out time?
Your home will be available for Check-in at 4:00 p.m. An early check-in can be coordinated for an additional fee with advance notice. Early check-in may not always be available as many of the homes have someone checking out the same day you are checking in.
Check out time is 10:00 a.m. Our housekeeping staff will be at the home at 10am to begin cleaning. Unless arranged ahead of time, there are no late check outs. Just as the home was ready for your check-in, we want to make sure that the house is ready for the next guest.
What are your office hours?
Our office hours are from 8:00 am to 4:00 p.m. Monday thru Friday. Our office is closed on Saturday and Sunday, however you are able to check in from our lock boxes located on your desired villa. When we have received full payment on the rental, you will receive your paid invoice along with directions and key instructions included for the lock box. We have a 24 hour answering service that is available to assist you in case of emergencies.
Do you offer Travel Insurance?
Yes, at an additional charge of 7% of your total.

What is your Change/Cancellation Policy?
If you change your reservation there is a $40.00 fee for any change. No changes can be made within 30 days of your arrival.
The initial deposit is Non-refundable; 30 days of your arrival will result in a loss of all monies. All cancellations must be confirmed in writing.
What will we be responsible for when we check out?
We just ask that you lock up and leave the keys in the lockbox. To help out our housekeeping staff, you may also start a wash of towels. Our housekeeping team will arrive at 10am and take care of the rest.
How will I receive my confirmation and arrival instructions from Southern Select Villas?
All confirmation and arrival instructions will be sent via email and or fax, unless email is unavailable. To make certain you receive these emails, please adjust your spam filter to add the domain southernselectvillas.com to your list of accepted email addresses. You will receive a reservation confirmation email within 24-48 hours of making your reservation. Expect a second email with final confirmation and arrival instructions after your final payment has been applied to the reservation, thirty days from arrival. If you have not received these emails and you have adjusted your spam filters, please contact our reservations department at 1-877-301-3564 or 863-420-1488.
How many people are allowed to stay in each home?
By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.
The following outlines the maximum occupancy for each home, unless otherwise posted:
3 bedroom sleeps maximum of 6
4 bedroom sleeps maximum of 8
5 bedroom sleeps maximum of 10
6 bedroom sleeps maximum of 12
Are the pools heated?
Southern Select Villas offers Pool & Spa Heat with any reservation at an additional charge. Pool heating has a minimum of 5-days. Guests need to be aware that during the cold months (yes, FL does get cold) the pool water temperature will only heat 10 degrees higher than the outside air temperature. Pool heaters will not work properly when the temperature drops below 60 degrees. There are no refunds on pool heating charges due to the weather.
Do you allow pets?
Although we at Southern Select Villasare all pet lovers, only certain villas are "pet-friendly".
Is there air conditioning and heat?
Yes, all of our homes and condos have central air and heat.
Is there a fully equipped kitchen in the property?
Yes, every home has a full kitchen including cooking and eating utensils, refrigerator, oven, microwave, coffee maker, toaster and dishwasher.
Is there a telephone at the property?
Yes, there is a telephone at every Southern Select Villas property.
Are linens and towels provided?
Yes, there are linens and towels provided in each unit.We ask that you do not take any of the towels out of the unit. Some people travel to the beach and we have found that our towels that go along sometimes get "lost" at the beach and never find their way home! Please note, a full inventory of each home is taken prior to guests arrival.
Are the properties cleaned daily?
No, the property is cleaned before your arrival and after your departure. You can request Mid-stay clean at an additional charge. A Mid-stay clean includes: washing all sheets and towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping and mopping.
Are there cleaning supplies?
We do not leave any chemicals in the home but there is a washing machine, dryer, mop, broom, dustpan, dishwasher, iron and ironing board in the property. All of our homes are self-contained units. There are starter paper products in the home for your arrival. You will be responsible for your other needs there after. There is a grocery store with in 1 mile of all of our properties.
Are the properties Non-Smoking?
Yes, all of our properties are Non-Smoking. Smoking is permitted outside of the property only.
